Electrical Inspections

An inspection certificate for electricity has been mandatory since 1981. An approved inspection mechanism then inspects your installation and then prepares an inspection report or conformity report.

As electricians, we are not allowed to perform the inspection ourselves, but we are happy to help you prepare your installations for inspection, draw the schematics, and perform the coordination of the inspection ourselves.

Yes, as defects in your electrical installation, can cause fire or electrocution. We will ensure that your installation complies with the regulations of the General Regulations on Electrical Installations (AREI).

  • When selling your home, a pre-sale inspection is required
  • Following the installation of solar panels or other expansion of the installation, an inspection solar panels is required
  • When setting up a temporary site cabinet
  • The construction of a new installation (new construction/ total renovation)
  • If you make an aggravation of the installation on the distribution network; ( even if nothing else changes )
  • Installing a charging station requires an inspection charging station
  • …..

  • Administrative check:
    First, the expert then checks that the one-wire diagram and situation plan are present. You should also be able to present the EAN code. Furthermore, the inspector checks that the electrical diagrams associated with the installation are properly formatted. He also gathers some information such as who owns the electrical system.

  • Visual inspection:
    Now comes a visual inspection where the inspector reads the meter and checks that the single-wire diagram and situation plan match your electrical installation. He also checks that everything is still properly connected and that the electrical box is still in good condition and safe to operate. Sockets, light switches, electrical wires… in your home are also checked.
  • Perform test and measurement checks: Finally, the expert performs a number of grounding and insulation measurements to verify that the installation is operating in a safe manner. In addition, it also inspects a number of other things, such as the operation of differential switches, of any solar panels, air conditioners, charging stations, heat pumps….

Even before you call someone to have your electrical system inspected, make sure you are in possession of the following documents:

  • Duck wire diagram: schematic representation of the electrical installation. This includes connections and symbols for power circuits, connections…
  • Position diagram: as the name suggests, the position diagram is a representation of the exact location of the components of your electrical installation such as lights, outlets, electrical machines…
  • EAN number: a unique 18-digit EAN code is issued for each electricity supply point. Note that this is not your meter number but the number you get from your grid operator. If you already have an energy supplier, you will also find the EAN number on your bill. You can, of course, check with the previous occupant. So the number is not personal but more place-based.

Since Oct. 1, 1981, it has been mandatory to have new electrical installations inspected.

If you want to sell a home with an electrical system built before Oct. 1, 1981, you will need a new inspection report anyway. Unless, of course, you have already had an inspection done in the interim because of an aggravation or modification. In the latter case, a conformance report is sufficient.


TIP:
With a negative inspection report, you have 12 to 18 months to get a new inspection report. However, you can request a deferral from the FPS Economy.

In all other cases, an inspection report is valid for 25 years. Then you need to have the entire electrical system re-inspected. This is the case when selling a home with electrical installation installed after Oct. 1, 1981.
